Land Securities originally engaged Blair Associates Architecture Ltd for the redevelopment of the site due to the planned requirements of Crossrail, subsequently with the reorganisation of the Crossrail plan Land Securities chose to retain the former Art Deco building and refurbish as a land flagship scheme. Blair Associates Architecture Ltd proposal sort to radically change the existing building creating new vertical circulation core creating full open retail at ground floor. The office portion of the building focuses upon a dramatic newly created atrium space roof with a ETFE pneumatic roof system. The building was extending vertically with a glass pavilion roof with inspiring views across Westminster towards the Houses of Parliament. The office floors integrated high quality access and data systems, the Art Deco ceilings were exposed creating modules for air conditioning, lighting and services specifically designed to suit the functionality of the space and enhance the visual assets of the building.
